RESERVATION FINANCIAL TERMS & CONDITIONS
Cancellation / refund & withdrawal policy
1. ADVANCE & BALANCE PAYMENT
1.1 You must pay a deposit of 30% of the total cost of renting the villa, to secure your reservation.
1.2 There will be no obligation until we receive this amount in full. The balance must be paid at least six (6) weeks / 42 days before your arrival date.
1.3 If your reservation is made within six (6) weeks / 41 days before your arrival date, you must pay the full amount of your reservation.
1.4 If the amount is not received by us within the agreed period, we are entitled to cancel your reservation and keep the deposit.
2. CANCELLATION & RETURN POLICIES
If you wish to cancel your reservation, then the following percentage (%) of the total cost of your reservation will be charged:
2.1 For cancellation up to 12 weeks (84 days) before the date of arrival, 10% of the total cost of your reservation will be charged.
2.2 For cancellation up to 12 weeks (83-42 days) before your date of arrival, 30% of the total cost of your reservation will be charged. (Deposit is non-refundable)
2.3 For cancellation within 6 weeks 41 days from the date of arrival, you will be charged the total amount (100%) of your reservation (deposit + remaining amount)
2.4 All cancellations must be sent to us in writing by the person who made the reservation or paid the deposit.
2.5 If the required booking cost has not been paid by the due date, we have the right to cancel your booking.
3. CANCELLATION / CHANGES BY US
In the rare case that we may need to make any changes to an already confirmed booking, we will make sure you are notified as soon as possible.
If for any reason we are not able to provide you with the property for which you have booked, we reserve the right to transfer you to a similar or better property.
However, if this is not possible or you do not wish to transfer, we will cancel the reservation and refund the full amount you paid for the property.
We will not be responsible for any other cancellation charges, which do not concern the price of your reservation, such as e.g. travel malfunctions or any other expenses incurred.
4. MINIMUM RENTAL PERIOD
The minimum rental period is 7 nights, but in some cases it may depend on availability. This is stated in the section “BOOK NOW”.
5. EXTRA BENEFITS
Any extra benefits, which are not included in the rental amount, will have to be paid separately during your stay.
6. NUMBER OF VISITORS
Only the maximum number of guests mentioned in the accommodation description and the number of guests stated at the time of booking are allowed at the villa during the period of hospitality.
If we find that the number of people staying in the villa exceeds this number, additional charges will be required.
7. INSURANCE
It is highly recommended that you are covered by travel insurance, including travel cancellation coverage or personal injury. Contact your travel agent, travel consultant or insurance broker.
In case you are not covered by travel insurance, there will not nor can be claims against us.
8. TIME OF ARRIVAL AND DEPARTURE
Arrival and departure times are: check-in 16:00, check-out 10:00). In case of flight delays or unforeseen emergencies during your trip, you should contact us as soon as possible. We cannot guarantee early check-in or after check-out, unless confirmed by us in advance.
9. SECURITY PAYMENT (guarantee)
A security deposit (guarantee, €300, euros) with your credit card or cash is required upon arrival. The guarantee is required to cover the cost of any damage to the villa or its contents. The above-mentioned binding amount is refunded in full or is withheld in case of partial damage. It is refunded no later than 15 days after your departure.
10. BEHAVIOR & DAMAGE TO THE VILLAS
Accepting the terms of the Rental Agreement you are also responsible for your proper and dignified behavior.
You are responsible for any loss or damage you may cause to the villa, its contents or the surrounding area. You are required to report any damage to the property manager and bear the cost of repair or replacement. In case you behave disrespectfully towards the villa and its contents, the property manager has the right to ask you to leave the property immediately, with the amount of rent not refunded.
11. EXTRA SERVICES
If you need extra cleaning service, a private cook or an assistant let us know at the time of booking so that charges can be included in your holiday expenses. If you need this extra service while you are already staying at the property, we cannot guarantee availability at any time. Please note that requests for private cleaning service, private cook or assistant may be accepted upon prior arrangement.
12. SAFETY, RESIDENCE & OPERATION RULES
In the villa as well as on our website you will find written simple rules of security, accommodation and operation of the villa, which help you to have a safe, relaxing and fun stay.
Upon your arrival at the villa, the administrator will inform you about those rules, please follow them.
13. LEGAL RESPONSIBILITY
Any dispute or claim that arises from or is related with the booking of holiday rental with us, will be governed and interpreted in accordance with Greek law and the Greek Courts.
14. ACCEPTANCE OF TERMS
By finalizing your reservation you accept the financial terms of the reservation as well the accommodation, security and operation rules of the villa.
VILLAS STAY RULES
Dear guests, we kindly ask to observe the following simple rules will help you to have a safe, relaxing and fun stay.
Our villas are available from 16:00pm on the day of arrival and must be available at 10:00am on the day of departure. Collection from the point of arrival (airport or port) can be made at an additional cost. Upon arrival, guests will be informed about the available appliances, amenities and services of the villa.
All bookings and financial arrangements are made for a specific number of guests. This number must be specified and confirmed by the customer during the booking process. In any case the maximum number of people is up to eight (8) per villa, unless otherwise agreed in advance. Use of the venues and facilities is exclusively permitted to the guests staying at 2S Villas.
2S Villas: A (Alpha) & Γ (Gamma) are two independent villas with their own private venues. Guests staying in the villas share the rest of the communal property, which includes levels with lawn and olive grove.
* We are sorry but smoking inside the villas is not allowed. The villas are non-smoking. The guests have chosen them especially for this reason and in no case should there be a smell of smoke inside the villas. In case there is indication of smoking inside the villas, such as bad smell or damage due to smoking, guests will be charged a penalty equal to the value of the cost of accommodation for one (1) day, in addition to repairing any damage that may be caused due to smoking.*

The Villas are thoroughly cleaned and disinfected before your arrival. Prices include cleaning service. Also, room cleaning, change of towels and bed linen is done once a week (6 nights minimum).
The common quiet hours in Greece during the summer (1/4 -30/9) are 15.00-17.30 and 23.00 – 07.00. From October (1/10 – 31/3) the common quiet hours are 15.30-17.30 and 22.00-07.30.
Despite the fact that the villas are not located in a densely populated area, the excessive noise could provoke complaints. As a general rule, guests should not disturb or endanger their neighbors at any time of the day or night.
We kindly ask for your respect, in the tranquility of nature and your neighbors.
Please keep your personal valuables carefully. We do not bear any responsibility in case of theft.
The use of the facilities of 2S Villas, such as barbecue, gym equipment, swimming pool, etc. is done with the individual responsibility of the residents and with due care.
Please do not move interior decoration items and / or furniture from the interior to the pool and the surrounding area.
Please turn off the electrical appliances / air conditioners when leaving the villa to avoid fire or short circuit.
*Please do not light a fire in any of the villa facilities.*
Please use the villa and its facilities with respect to your roommates and future tenants.
Please do not use linen (towels, sheets) when wearing sunscreen oil, you can use the pool towels.
For reasons of hygiene and cleanliness, if you use sunscreen, please sit in outdoor chairs and sun loungers always using the pool towel.
Please if you smoke, outside only, use the ashtrays and do not throw away cigarettes.
*POLL SAFETY RULES*
*Children, the elderly and those in need of assistance should be placed under adult supervision.*
*Please avoid the use of glass objects in the pool area, to avoid accidents. Plastic cups are available for use in the pool.*
*Please do not consume drinks or food inside the pool.*
*The pool operates automatically and has the appropriate mechanical equipment so that the water is always clean with automatic regulation of normal PH.*
*It has a salt electrolysis system which offers the pool healthy, crystal clear water free of bacteria and fungus. Skin irritations, eye irritations and odors are avoided, because it completely eliminates the use of slow-dissolving chlorine tablets. The bottom of the pool is also cleaned weekly.*
*Please use the outdoor showers before and after using the pool. As expected, for the hygiene of the guests, please do not urinate inside the pool.*
*To avoid health problems, please use the pool at least 3 hours after eating or drinking alcohol.*
*For your safety, night swimming in the pool is not allowed.*
*Please avoid dipping in the pool, to avoid an accident.*
Please do not enter the villas wet.
The villa manager ensures that all electrical appliances, Wi-Fi internet, water supply, electricity, pool filtration system, air conditioning, cable TV, etc. are in good working order. In case of malfunction, the administrator should be informed immediately by the guests. Our villas are located in nature, in areas outside the urban center and there is a low possibility of power outages and water outages (in any case water should be used sparingly during the summer months). Internet access may also be temporarily lost (we recommend traveling with a mobile phone with open roaming service). 2S villas have water storage tanks and a power generator, and operate automatically in the event of an outage. Also the villa’s manager will do everything he can, in time, to restore the supply. However, we cannot be held responsible for any inconvenience caused by events beyond our control.
In special cases, the villa manager reserves the right to enter the villa even if guests are absent, for example when it is necessary to avoid predictable or unavoidable danger (such as flood, fire).
Guests will be informed of the details of the event.
No illegal activity is allowed within the complex.
The owners or the manager of the complex are not responsible for any accident or injuries that may occur to visitors, under any circumstances
We’re sorry but in case a guest causes damage (including furniture, décor or other amenities), the amount of the damage will be paid separately or charged to the credit card with which the booking was made.
In case of misconduct or illegal behavior, the manager of the villa has the right to ask you to leave the property immediately. Τhe amount of rent will not be refunded.
